Annual roof inspection per the manual. We check tile bedding, sheet fixings, flashings, gutters, downpipes, valley irons, and the visible roof void for water staining or daylight gaps. Critical before storm season — most internal water damage starts as a $50 fix on the roof that becomes a $5,000 ceiling repair.
