Why in-house plumbing matters

The most expensive plumbing failures happen at the seams.

Most builders sub the plumbing out, and most plumbers don’t see the build until rough-in. That’s when the surprises start: penetrations that don’t line up with framing, slab-set pipes in the wrong location, hot-water layouts that fight the kitchen the architect drew. By the time the plumber walks in, the cost of a mistake is ten times what it would have been on day one.

Varloch Plumbing is in the room for the design conversation, the structural sequencing, and the rough-in. The plumbers report to the same site manager as the carpenters. The errors at the seams shrink because there are fewer seams.

One team from drawing to commissioning.

We sit in the design review, we set out the rough-in, we run the pressure test, and we hand over the as-built drawings. The plumber who installed the manifold is the same team that signed off on it — there’s no handover gap where information disappears.

Photographed and certified before it’s buried.

Every concealed plumbing run on a Varloch project is photographed and certified before it’s covered. The client gets the pack: location, depth, fitting types, pressure-test sign-off. When something needs to come out of a wall in 2040, it doesn’t require demolition to find — the records are clear.

03 · Hot water & hydronic

Heating systems designed alongside the build.

Hydronic underfloor, hot-water plant rooms, recirculation loops, solar pre-heat. These systems work or fail at the design stage, not the install stage. Because we’re in-house, we co-design the plant location with the architect from the first floorplan — instead of trying to fit a 200-litre tank into a cupboard that was already drawn.

04 · Standalone work

We also take on plumbing-only jobs.

If you’re renovating a kitchen, replacing a hot-water system, or upgrading a bathroom and don’t need a full builder — we still run the work. Same licence, same standards, same documentation. Most of our standalone work comes from past Varloch clients who got used to the way we report.
