Terms of Use.

Effective from 12 May 2026.

These Terms of Use govern your use of varloch.com.au (the “Site”) operated by Varloch Group Pty Ltd (NSW Builder Licence 373007C; in these Terms, “Varloch”, “we”, “us”, “our”). By accessing or using the Site, you agree to be bound by these Terms.

Informational use only

The Site is provided for general information about Varloch and our residential construction services. Nothing on this Site constitutes a binding offer, contract, quote, valuation, planning advice, structural advice, financial advice, legal advice, or regulatory advice. Any work Varloch performs is governed by a separate written contract.

Content accuracy and feasibility tools

The Site contains editorial content, capability descriptions, and interactive feasibility tools (including the Block Report, PropDEV calculators, and the Style 12 Decisions tool). These tools rely on third-party data sources (including the NSW Planning Portal) and on assumptions that may not reflect current conditions, recent regulatory changes, or the specific circumstances of any property. Output from these tools:

  • is indicative only and not a substitute for professional advice;
  • is not a quote, an offer, or a commitment by Varloch to perform work at any stated price;
  • must not be relied upon for finance, contract, or investment decisions;
  • may contain errors, omissions, or stale data despite our best efforts.

Verify any number, regulation, or planning control independently with the relevant council, NSW Government agency, your architect, your engineer, your solicitor, and your accountant before acting on it.

Intellectual property

All content on the Site — text, images, design, code, calculators, and the Varloch name and marks — is owned by Varloch or used under licence. You may view, download, and print content for personal, non-commercial use. You may not reproduce, modify, distribute, or commercially exploit any content without our prior written permission. Photography of completed projects may include third-party intellectual property (architectural design, joinery, art) that is the property of those parties.

Third-party services

The Site integrates with services operated by third parties, including Google (Analytics, Ads), Meta (Facebook Pixel), Cal.com (bookings), Resend and AWS SES (email), Vercel (hosting, analytics), Sentry (error monitoring), Supabase (data storage), and external data providers (including the NSW Planning Portal). Use of those services is subject to their own terms and privacy policies. We are not responsible for the conduct of third parties or the accuracy of data they supply.

Lead enquiries

Submitting a contact form, requesting a Block Report, or booking a site visit does not create a builder-client relationship and does not commit Varloch to perform any work. Engagements are confirmed only by a written, signed construction contract. We may decline to respond to enquiries that are outside our service area, capability, or capacity at our discretion.

Disclaimer and limitation of liability

The Site and its content are provided as is and as available. To the maximum extent permitted by law:

  • we exclude all warranties, express or implied, in connection with the Site and its content;
  • we are not liable for any loss, damage, cost, or expense (including consequential, indirect, or economic loss) arising from use of the Site, reliance on its content, or any decision made on the basis of its content;
  • if a statutory guarantee applies under the Australian Consumer Law that cannot be excluded, our liability is limited (where permitted) to re-supply of the relevant service or payment of the cost of re-supply.

Nothing in these Terms excludes any non-excludable warranty or statutory guarantee under Australian law.

Governing law

These Terms are governed by the laws of New South Wales, Australia. Disputes arising under or in connection with these Terms are subject to the exclusive jurisdiction of the courts of New South Wales.

Changes to these Terms

We may update these Terms from time to time. The current version and effective date are shown at the top of this page. Continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
